This transaction supports Fortress Real Estate Investments Limited as it navigates South Africa’s transition from the Johannesburg Interbank Agreed Rate (JIBAR) to the South African Rand Overnight Index Average (ZARONIA). Operating in a changing interest‑rate environment, Fortress sought to position itself ahead of regulatory reform while maintaining access to efficient funding.

Standard Bank worked alongside the client as Sole Lead Arranger to deliver a solution that meets immediate funding requirements while supporting long‑term market transition. We structured and executed a landmark ZARONIA‑linked transaction that reinforces confidence in the evolving benchmark framework.

Our collaboration with Fortress focused on enabling a smooth and credible transition to ZARONIA within the listed property sector. In April 2026, we successfully raised a total of R2.6 billion, including Fortress’s inaugural R1.6 billion ZARONIA‑linked private placement. This marked the first ZARONIA‑referenced bond issued by a JSE‑listed property company and the largest non‑bank ZARONIA issuance in South Africa to date.

We advised on benchmark transition strategy, investor engagement, transaction structuring and pricing optimisation across both transactions. This ensured alignment with investor expectations while supporting the client’s objective to lead within a transforming market framework.

The impact of the transaction extends beyond the client. By establishing a ZARONIA reference within the listed property sector, the deal contributes to the deepening of the ZARONIA market outside the banking system and supports the South African Reserve Bank’s objective to phase out JIBAR by the end of 2026.

This transaction demonstrates how proactive adoption of new benchmarks can strengthen market resilience and prepare industries for long‑term structural change.
